FRP Roofing Maintenance Guide

FRP (Fibreglass Reinforced Polyester) roofing sheets are known for their low maintenance requirements, but regular care extends their lifespan and ensures warranty validity. This guide covers cleaning, inspection, and maintenance best practices for Malaysian conditions.

Regular Cleaning

FRP roofing should be cleaned at least twice a year — before and after the monsoon season. In areas with heavy industrial pollution, more frequent cleaning may be needed.

Cleaning Procedure:

  • Rinse with clean water to remove loose dirt and debris
  • Use a soft brush or sponge with mild detergent (pH-neutral, non-abrasive)
  • Work from top to bottom to avoid streaking
  • Rinse thoroughly with clean water to remove all soap residue
  • Allow to air dry or wipe with a soft cloth

What to Avoid:

  • Abrasive brushes or scouring pads — will damage the gel coat
  • Harsh chemicals — bleach, solvents, acids can damage the surface
  • High-pressure washers — can force water under laps and flashings
  • Walking directly on sheets — use walk boards or scaffold

Periodic Inspection

Inspect your FRP roof at least twice yearly, preferably before and after monsoon season:

  • Check all fasteners — replace any missing or corroded screws/bolts
  • Inspect end laps and side laps for any signs of water ingress
  • Look for cracks, holes, or delamination at sheet edges
  • Check sealants at flashings and penetrations — reapply if cracked or missing
  • Remove any accumulated debris (leaves, branches) from roof surface and valleys
  • Check that trees are not branches are not touching or rubbing the roof

Fastener Maintenance

Fasteners are critical for maintaining weather-tightness:

  • Inspect fasteners annually for signs of corrosion
  • Replace corroded fasteners with the same type (EPDM-washered)
  • Do not over-tighten — this can compress washers and reduce sealing effectiveness
  • If a sheet is removed for any reason, replace the fastener washers

Warranty Considerations

To maintain warranty validity:

  • Follow installation guidelines (see Design Considerations)
  • Use only approved cleaning methods — no high-pressure washing
  • Do not apply coatings, films, or paints without manufacturer approval
  • Report any defects promptly to your installer or Space Asia
  • Keep records of maintenance activities and inspections
